Project Manager

Since 1995, our client has been a leader in designing, manufacturing, and installing high-quality commercial steel structures and exterior envelope systems. Our work includes self-storage facilities, post-and-beam structures, ACM panels, insulated metal panels (IMP), and custom architectural features.

Position Overview:

The Project Manager is responsible for leading the planning, coordination, and execution of assigned commercial construction projects, ensuring they are delivered on time, within scope, and within budget. The Project Manager acts as the primary liaison between HRIC, clients, subcontractors, and internal teams, maintaining accountabilities for all phases of project development — from pre-construction through closeout.

Key Responsibilities:

Project Planning and Execution:

  • Develop detailed project schedules, scopes of work, and resource plans.
  • Coordinate internal resources and subcontractors for the flawless execution of projects.
  • Ensure that projects are delivered on time, within scope, and within budget.
  • Identify and manage project risks, resolve conflicts, and proactively solve problems.

Financial and Contract Management:

  • Create, manage, and track project budgets, purchase orders, and change orders.
  • Review contracts, drawings, and specifications to ensure project understanding and compliance.
  • Maintain accurate project documentation and prepare regular budget, cost, and progress reports.

Team and Client Communication:

  • Serve as the main point of contact for clients, architects, engineers, and subcontractors.
  • Lead project meetings, issue meeting minutes, and track action items.
  • Collaborate with the drafting, fabrication, and field teams to ensure project milestones are met.

Quality, Safety, and Compliance:

  • Ensure all construction activities comply with OSHA standards, company safety programs, and regulatory requirements.
  • Perform regular job site inspections to ensure quality and adherence to project specifications.

Project Closeout:

  • Manage project punch lists and ensure timely completion.
  • Facilitate project handoff to client and closeout documentation including warranties, as-builts, and final invoicing.

Qualifications:

  • Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent professional experience).
  • 5+ years of construction project management experience, preferably in commercial steel construction, roofing systems, or exterior envelope projects.
  • Proficient in project management software (Procore, MS Project, or equivalent) and Microsoft Office Suite (Excel, Word, Outlook).
  • Strong knowledge of construction drawings, specifications, and related documents.
  • Demonstrated ability to manage multiple projects simultaneously with attention to detail.
  • Excellent communication, leadership, negotiation, and problem-solving skills.
  • OSHA 30 certification preferred (or willing to obtain within 90 days).

Working Conditions:

  • Split between office (planning and coordination) and field (site inspections and meetings).
